Can you get a DSCR loan under $100,000?
Yes. Several lenders in the current DSCRDeals directory publish or have directly supplied minimums below $100,000. Current examples range from $55,000 to $85,000. Loan amount is only the first gate: the property must also meet the lender's DSCR, credit, LTV, value, property-type, state and transaction requirements.

Data freshness: Minimums were reviewed September 25, 2026 using lender-published information and direct partner information where identified. Guidelines can change by program, state and transaction. A published minimum is not an approval.

Small-balance DSCR lenders at a glance
This is the useful shortlist for a loan request below $100,000. “Fits an $85K request” means the requested amount clears the lender's stated minimum—it does not mean the full deal qualifies.
| Lender | Current minimum | $85K clears amount gate? | Important qualification note |
|---|---|---|---|
| OfferMarket | $55,000 published | Yes | Direct borrower path; minimum and other terms can vary by program and property. |
| RCN Capital | $70,000 on current 1–4 unit LTR data | Yes | Long-term rentals; leverage is explicitly tiered by credit. |
| CoreVest Finance | $75,000 published | Yes | Single-asset and portfolio options; confirm current reserves and fees. |
| Visio Lending | $75,000 published | Yes | Also publishes a $150,000 minimum property value and 680 minimum credit. |
| LYNK Mortgage | $75,000 typical | Yes | Published as a typical range, so confirm the property and state. |
| Ziffy Mortgage | $75,000 partner-supplied | Yes | Domestic-investor program with especially broad 2–10 unit coverage. |
| Lima One Capital | $85,000 current program data | Yes—at the floor | An $85K request leaves no room for a lower final loan after underwriting. |
For an $85,000 request, OfferMarket should be the cleanest first screen on loan size alone: it has the lowest verified published minimum and accepts borrowers directly. That does not automatically make it the best-priced or best-fitting lender once DSCR, LTV, credit and property details are included.
Why do lenders impose minimum loan amounts?
A small DSCR loan still requires underwriting, appraisal review, title work, legal documents, compliance checks and servicing setup. Many of those costs do not shrink in proportion to the loan. A lender can therefore earn less revenue on a $70,000 loan while doing much of the same operational work required for a $300,000 loan.
That is why a strong property can fail before anyone debates the interest rate. If the requested loan is below the program floor, the deal is not merely less competitive—it is ineligible for that program.
The hidden issue: loan amount is not property value
Borrowers routinely confuse these numbers. If a property costs $100,000 and the lender allows 75% LTV, the loan amount is only $75,000. Likewise, an $85,000 loan at 75% LTV implies a property value of roughly $113,333.
A lender may separately impose both a minimum loan amount and a minimum property value. Visio is a clear example: its published guidance identifies a $75,000 minimum loan and a $150,000 minimum property value. A $100,000 property would fail that property-value test even if the requested loan cleared the dollar minimum.
What an $85,000 request looks like
Suppose an investor is buying a $113,333 rental and wants a $85,000 loan—about 75% LTV. The loan amount clears the minimum for every lender in the table. The next questions determine whether any particular program remains viable:
- Is it a purchase, rate-and-term refinance or cash-out refinance?
- Does the qualifying rent produce enough DSCR?
- Does the borrower meet the credit tier required at 75% LTV?
- Is the property rural, vacant, an STR, a condo or more than four units?
- Does the property meet a separate minimum-value requirement?
- Are enough reserves available after closing?
- Is the borrower a first-time investor or foreign national?
This is why DSCRDeals treats minimum loan amount as a hard eligibility gate, then scores the deal using the remaining verified criteria. A referral relationship cannot rescue a lender that does not accept the requested amount.

OfferMarket: lowest published minimum in this comparison
OfferMarket currently publishes DSCR loan amounts beginning at $55,000. It also gives borrowers a direct online path, which matters because some small-balance lenders operate only through mortgage brokers. OfferMarket is a DSCRDeals referral partner; confirm the exact minimum and property-value rules for the selected program and state.
RCN Capital: $70K long-term-rental minimum
Current DSCRDeals program data for RCN's 1–4 unit long-term rental product begins at $70,000. RCN also tiers leverage by credit score, so clearing the minimum loan amount does not mean a borrower automatically receives 80% LTV.
CoreVest Finance: $75K single-asset option
CoreVest's published 30-year DSCR program begins at $75,000 and includes individual rentals as well as broader portfolio financing. Its size and portfolio focus should not obscure the fact that it can be relevant to a single $85,000 rental loan.
Visio Lending: loan minimum plus property-value floor
Visio publishes a $75,000 minimum loan, but its $150,000 minimum property value is the more restrictive condition for many inexpensive properties. This is exactly why matching on loan amount alone is incomplete.
LYNK Mortgage: $75K typical floor
LYNK publishes a typical $75,000–$3 million-plus loan range on its state DSCR pages. “Typical” is not the same as a universal guarantee, so the amount should be confirmed for the borrower's state and property. LYNK is a DSCRDeals referral partner.
Ziffy Mortgage: small balance with broader unit coverage
Ziffy's partner-supplied program information begins at $75,000 and covers 2–10 unit domestic-investor scenarios. That can make it relevant when the property falls outside the usual 1–4 unit box. Ziffy is a DSCRDeals referral partner.
Lima One Capital: an $85K request sits at the minimum
Lima One's current directory data begins at $85,000. That makes an $85,000 request eligible on its face, but fragile: if the appraisal, leverage limit or underwriting reduces the final loan below $85,000, the program may no longer fit. Lima One is a DSCRDeals referral partner.
Who is not on the confirmed under-$100K list?
Easy Street Capital, Asteris Lending and HomeAbroad currently begin at $100,000 in the DSCRDeals data, so they are not under-$100K options. LoanSpark also states a $100,000 minimum for a non-portfolio residential investment loan; its advertised $75,000 minimum applies per property within a portfolio. New Silver and OptionWide currently begin at $150,000. Lenders with no verified minimum are not promoted here as confirmed small-balance choices.
Velocity Mortgage Capital describes itself as a small-balance investment-property lender, but it operates through licensed mortgage brokers and does not publish enough consumer-facing program criteria for automated Deal Match. It remains useful research, not a direct recommendation.
How to improve a small DSCR loan request
- Know the requested loan amount—not just the purchase price. The minimum applies after the down payment and leverage calculation.
- Bring a complete scenario. State, transaction type, value, loan amount, DSCR, credit, units, occupancy and property subtype should be ready.
- Ask about minimum property value. A lender can accept the loan amount and still reject the collateral value.
- Compare total cost. Fees and minimum lender charges can have an outsized effect on a small loan.
- Do not inflate the loan solely to clear a minimum. Extra proceeds can weaken DSCR, increase interest expense and create a worse investment.
FAQ
What is the smallest DSCR loan in this comparison?
OfferMarket currently publishes the lowest verified minimum in this comparison at $55,000. Availability and other requirements still vary by program, state and property.
Can I get an $85,000 DSCR loan?
Potentially. An $85,000 request clears the stated amount floor for OfferMarket, RCN Capital, CoreVest, Visio, LYNK, Ziffy and Lima One in the current DSCRDeals data. The rest of the loan still has to qualify.
Can I get a $50,000 DSCR loan?
None of the direct borrower programs in this confirmed comparison publishes a minimum at or below $50,000. Broker-channel or local portfolio lenders may exist, but DSCRDeals will not label an unverified program as a match.
Does a $75,000 minimum mean a $75,000 property qualifies?
No. At 75% LTV, a $75,000 property produces only a $56,250 loan. Some lenders also require a separate minimum property value.
Are rates higher on small DSCR loans?
They can be. Pricing varies by lender, DSCR, LTV, credit, property and prepayment structure. Fixed lender and third-party fees also represent a larger percentage of a small loan, so compare total dollars—not only the note rate.
Before paying for an appraisal, read the questions to ask a DSCR lender. If cash flow is also tight, compare the lenders that consider DSCR below 1.0.
